General conditions of sale "VILLAS OCCITANES"
Article 1 – This seasonal rental reservation is reserved for the exclusive use of direct accommodation rental on Villas Occitanes.
Item 2 – length of stay : The tenant rents our accommodation for a fixed period and may not under any circumstances invoke any right to remain in the premises at the end of the stay. In general, the rental cannot be extended without the prior written consent of the owner, the tenant thus accepting it.
Article 3 - conclusion of the reservation : The reservation becomes effective once the tenant has sent the owner a deposit of 30 % of the total rental amount and accepted the reservation conditions.
Article 4 - Regulation of the prize : A deposit of 30 % is requested upon booking, the balance of the amount of the rent, will be paid by the tenant 15 days before the arrival date (1 month before arrival for payment by holiday vouchers) in the accommodation.
The tenant will make this payment by credit card or bank transfer.
The rental concluded between the parties may in no case benefit even partially to third parties, natural or legal persons, except with the written consent of the owner.
VSowner's bank details (RIB) : On request for any payment by bank transfer.
Any infringement of this last paragraph would be liable to result in the immediate termination of the rental at the fault of the tenant, the rental income remaining definitively acquired by the owner.
Article 5 – no withdrawal : For reservations made by mail, telephone or internet, the tenant does not benefit from the withdrawal period, in accordance with article L121-21-8 of the Consumer Code relating in particular to the provision of accommodation services provided on a date or at a determined frequency.
Article 6 - Cancellation by the tenant : Any cancellation must be notified by registered letter to the owner.
- a) cancellation before arrival at the scene:
The deposit remains with the owner. The latter may request the balance of the amount of the stay, if the cancellation occurs less than 30 days before the scheduled date of entry into the premises.
If the tenant does not appear within 24 hours of the date of arrival, the owner can dispose of his accommodation. The deposit also remains with the owner who will request payment of the balance of the rental.
- b) if the stay is shortened, the rental price remains with the owner. No refund will be made.

IN THE EVENT OF CONFINEMENT WITH BAN ON TRAVEL DUE TO THE HEALTH CRISIS AT THE TIME OF YOUR STAY, WE UNDERTAKE TO REIMBATE THE ENTIRE SUMS UP TO 2 DAYS BEFORE THE DATE OF ARRIVAL.
RESERVATIONS VIA THE PLATFORMS (Airbnb, Abritel, TripAdvisor….) CANCELLATION CONDITIONS ARE SPECIFIC TO EACH PLATFORM
Article 7 - Arrival : The tenant must show up on the date and time indicated on the reservation.
A receptionist receives the tenant for the arrival formalities.
The tenant must show up on the day and at the time specified when booking.
The tenant will imperatively warn the person in charge of his reception of any delay in his arrival time. In the event of excessive delay, the cost of waiting hours (25 € per hour) will be passed on to him.
Article 8 – The state of play: is established contradictorily between the parties, upon entering the premises of the tenant and upon release of the premises by the tenant.
On this subject, it is specified that the furniture and movable objects must suffer only from the depreciation resulting from the normal use for which they are intended. Any lost, broken, damaged or damaged object, material or household appliance must be replaced or reimbursed.
The cleaning of the premises is the responsibility of the tenant during the rental period. A cleaning – linen package “end of stay of €90 or €140 depending on the accommodation” is requested.
The owner can apply a deduction from the deposit at the rate of 20 € / hour of cleaning in the event of excessive dirtiness (grime, stains on the walls, waste left on site and dishwasher not emptied…).
Article 9 - security deposit (deposit) :
Pour les villas « Dal Cayrou », « Estève », Saint-Cirice : le dépôt de garantie est de 1200€ (non encaissé). Une empreinte de carte bancaire sera demandée par lien sécurisé systempay 15 jours avant l’arrivée.
For the villas: “Laviste”, “Les Chênes”, “Les Cayrous”, “Les Palmiers”: the deposit is € 1000 (not cashed). A credit card imprint will be requested by secure systempay link 15 days before arrival.
Article 10- use of the premises : The tenant must ensure the peaceful character of the rental and make use of it in accordance with the destination of the premises.
The tenant will assume, in addition to the rental costs, any damage caused to the accommodation, as well as the cost of replacing any lost, destroyed or damaged object. The tenant is liable for any damage that he or the accompanying persons may cause intentionally or through negligence.
- The lessee may not oppose the visit of the premises if the Lessor or his agent so request.
Article 11- capacity : The accommodation must not, under any circumstances, be occupied by a number of people greater than that indicated on the reservation, except with the prior and exceptional agreement of the owner. If necessary, the owner may claim a supplement of 60 € per night and per additional person, or even refuse the provision of accommodation if he cannot ensure that the tenant will respect the maximum number of people provided for. the rental of the accommodation and, in this case, no reimbursement whatsoever to the tenant can be considered.
Article 12 - animal reception : The tenant is required to indicate when booking the presence of a domestic animal. In case of non-compliance with this clause, the owner can refuse the stay: no refund will be made.
Article 13 - insurance : The tenant is responsible for all damages resulting from his doing. He is required to be insured by a resort-type insurance contract for these different risks (a certificate will be requested).
The tenant will not be able to exercise any recourse against the owner in the event of theft and depredations in the rented places.
Article 14 - Nuisances : The owner cannot be held responsible for the neighborhood, any insects, flies and mosquitoes in summer, irregularities and / or lack of enjoyment that may occur in the electricity services (cut off ADSL in the event of wind and / or bad weather), mobile telephony, etc ... and declines all responsibility for lack of enjoyment not resulting from its fact.
Likewise, the owner cannot be held responsible for any bad weather preventing the tenant from enjoying the outdoor space and the swimming pool offered for rent.
Article 15 : The tenant will refrain from throwing in the washbasins, bathtubs, toilets and sinks objects likely to obstruct the pipes, failing which, he will be liable for the costs incurred for the return to service of this equipment.
Article 16 - swimming pool area: Our swimming pools meet the safety standards (roller shutter, gate, submerged alarm) imposed by the legal provisions in force.
Our swimming pools are heated from May 1st to September 30th.
The water temperature is variable depending on the climatic conditions and the air temperature.
- It is up to the tenant to take all the necessary precautions for the use of the swimming pool, in particular if he is staying with young children, of whom he must ensure the supervision. He takes full responsibility for the material and bodily consequences that could result from accidents or other incidents related to the use of the swimming pool, in particular for the surveillance of bathers who cannot swim or do not master this art.
- The tenant acknowledges fully releasing the owner's responsibility in the event of an accident occurring to himself or his family or friends.
- The tenant may not introduce any animal into the pool area, even temporarily.
- The heated pool area is open from 1er May to September 31.
- The bubble bath is heated for villas "Dal Cayrou", "Saint-Cirice" "Estève" all year round (depending on weather conditions, the water temperature may vary).
- The owner asks the tenant to respect the premises, to close the parasols and to fold the arbor, (risk of breakage in the wind).
- The tenant agrees not to use in the pool, fins or any object that could damage the liner.
- Our rental accommodation and our pool area being private places, their use is reserved exclusively for our tenants for the duration of their vacation rental: Guests and visits from our tenants are therefore not accepted.
